Between 2001 and 2010 this 100+ year-old farm house was completely restored and modernized, with the least negative impact on the environment & the smallest carbon footprint possible. This was achieved in three phases. The first phase created a completely new energy-efficient building envelope, including steel roofing, & the addition of a downstairs bedroom suite & attached garage. In this phase the mechanical systems & all the appliances were replaced. A new central AC system was added. The second phase involved a second building addition to create the home's great room & a second floor bedroom suite. The third phase involved adding a solar hot water system & a solar electric system. By installing two new dutch-doors, new shutters and a new louvered-window in the peak of the roof, and two retractable doors in the center of the hay loft floor, a natural draft ventilation system has been created, adaptable to ensure horse comfort in all four seasons. Four new paneled box stalls were added in the newer 72x54' Clearly pole barn. There are also three tie-stalls.
